Steps for the Home Buying Process:
1. Meet with Tiffany, Nora or Patrick:
- Review Buying Process in Detail:
- How we represent you
- Your wants and needs
- Different financing options and a list of great lenders if you need one
- How to make a competitive offer in a multiple offer situation
- Do you have to sell your house before you buy? We can explain how that works
2. Meet with a Lender for a Pre-Approval
3. Select Homes to View
- These homes can come from the Multiple Listing System, For Sale by Owners or New Builds
- We will set up homes to see and meet you at the property
4. Tour Homes with Agent
5. Once you Find “The House”
- We will review the pros and cons of the property
- Discuss a good offer price and contract contingencies
- Review all the contract paperwork and advise you what decisions need made to make a good offer
6. We will Negotiate on your behalf. Our goal is to strengthen your position without “killing the deal”
7. Once Terms and Conditions are Accepted by both Parties you are In Contract!
8. We will Provide you an In Contract Checklist with Time Frames and Next Steps and guide you through this entire process
9. We will send the Contract to your Lender if you are using financing
10. If your contract is contingent upon an inspection (most are) You will Schedule Your Inspections at a time that works for you to be present with the inspector- we have a great list of recommended inspectors if you need one
11. Review the Inspection Results and Negotiate Remedies if Necessary
12. You will want to obtain a Homeowner’s Insurance Policy prior to closing
13. Your Lender will Order the Mortgage Appraisal
14. You Will Receive Final Loan Approval/Loan Commitment
15. Call and Have Utilities Transferred to Your Name for Day of Possession – we will provide you a list of the utility companies that service the property and their phone numbers
16. We will schedule a final walk-through of property
17. We will review Final #’s for Closing and advise you what needs completed prior to the date
18. Closing
19. Possession . . . Moving Day!
