"As we were moving from Wisconsin, we arranged to spend a week in Columbus to do a focused housing search with Tiffany. She got quite sick right before we were coming to town, but Pat stepped right in and cleared some significant chunks of time to show us around and make sure we got to take advantage of our brief time in the area.
Throughout our time working with Pat, we've felt like we were his highest priority. "We decided to hire Pat to help us sell our house in Hilliard, Ohio. We moved to California for my husband's job at the beginning of the year, so we were out of state for the entire selling process. I found Pat on Angie's List and once I reached out to him he responded promptly and professionally. I was worried about handling the selling process when we were not in town, but Pat reassured me he had worked with other clients who lived out of state and it would all be very easy. And he was right! Pat communicated with my husband and I through phone calls, emails and we even used Skype to officially and quot;meetand quot; one day. This was the first time either of us had sold a home and whenever I had a question I asked Pat and he responded immediately.
Luckily, my father lives in town so we were able to have him give Pat a key to the house and show him the property. Right off the bat Pat recommended we do some things to prepare the house for the market. We had a foundation issue in the basement repaired, had the house professionally cleaned and landscaped, painted the entire interior and replaced all the carpet. At first I was a little hesitant to put money into the house, but Pat was right and it paid off in the end. Pat worked to get us quotes, meet the contractors and set up the repairs. This was extremely useful since we were out of town and took some of the burden off my father. His contractors were reasonably priced and did amazing work. When we were finally finished with the repairs, Pat used comps in the neighborhood to pick a price. We trusted his expertise and agreed on the price he suggested. It was right on! Finally the house went on the market and Pat's company had us in contract for the full asking TWO DAYS after we put it on the market! We were amazed with the quick turnaround, but when I had a chance to visit Hilliard for a weekend and saw the house after the repairs it looked brand new. The carpet, painting and landscaping made a huge difference and in my opinion sold the house for us. We made back the money we invested and made a profit. The closing was ideal, Pat sent us the paperwork via FedEx, we signed it and sent it back and it was done. It couldn't have gone smoother. I can't say enough about Pat and his entire team and the great job they did selling our home. At one point Pat was out of town and his associate worked with us and was just as responsive and professional during the process. I would definitely Pat and his team to help you sell your house and I know we would use him again if we ever purchased in the area."

"We bought a home using Pat Belcher as our agent. He did a great job through every step: Home search: We received an email from Pat about most listings of interest to us the day they were listed. He included pocket listings and rumors of upcoming properties way ahead of time we wouldn't have known about otherwise. Houses were going fast and he got us in quickly. He was knowledgeable and pointed out some potential flaws/issues. Not once did we feel pressured; he was extremely patient. On the one occasion that he was unavailable, Tiffany Panhuis seamlessly stepped in and was equally as great to work with.
Offer, inspection, and negotiation: It was a difficult transaction with many curveballs thrown by the seller. Pat advised us to flat out deny some of their demands even at the risk of the sale. He urged us to investigate each scenario until we felt comfortable with the purchase. We did our own research on the inspection consultants he recommended and they were reputable, skilled, and honest so we used them. Closing: Pat was always in close contact as closing drew near. He closely worked with our lenders and provided them some documents before we even knew they were requested. As a result the closing went without a hitch. He even offered help coordinating some post-closing repairs. I would highly recommend Pat. You can't go wrong with him."

"I cannot say enough nice things about her. I have never sold a property before and she walked me through the whole process clearly and explained any of the terms that I did not understand. She had my back as far as telling me about things that I didn’t have any idea about so that she didn’t let me get blindsided by anything. She showed the house to four people at one time and one of the people put a bid in on the house and that is who I ended up selling it to. It was a very painless experience and in addition to that, I had already moved to the Sandusky area by the time we closed on the house and she took care of getting the title company involved and making sure that any of the warranty information was taken care of without any problems. She handled the phone calls for me expect the very few that I had to give my permissions for. She is a terrific lady and obviously I was very successful with it, I got the price I wanted so can’t say enough good things about her. The house was sold for $102000 and she had about four percent of that. They are very trustworthy. Their communication is above exceptional, it is just terrific. Even when she had taken a couple of days off, she made sure that I got a phone call back from somebody on a question I had. She is very knowledgeable and a good person to have on your side."

"We were moving out of state and wanted to sell our place. We had considered renting especially because we had lots of friends in our neighborhood who were also selling - I mean had their home up for sell, but after MONTHS they weren't selling and didn't have any offers. I got info from them on their listing agent - who had lots of our friends homes listed. They were happy with her, just not happy that they weren't selling. I gave the agent a call., luckily she didn't answer right away. I thought about it and decided that maybe I should try someone else. We wanted to sell our house...not just list it. So I got on Angies list and found Tiffany.
She came out and saw our place, made some suggestions, gave us information on comparables, and suggested a price. We were impressed with what she had to offer and since I had all ready done some homework we signed with her.
She was available to open our house to the home stager and repair man. She often did a lot of the contacting for us. Which was wonderful. Its hard to be a middle man. The pictures that were taken were super high quality. We searched for our house online to see how it looked at different websites. It was awesome and in almost all cases was a featured home.
We moved out of our place, put it on the market and we were able to get into contract 2 weeks within listing our house. We had multiple offers and she helped us get the best price for our house....FULL PRICE! We moved out of state and we were able to get a hold of her when we needed to. Our house (condo) was listed with 20+ others that were all similar and weren't selling. We are so happy that we went with Tiffany. I can't say enough good."

After about two months of updating the house (based on her recommendations), we sold our house for full listing price within 36 hours of it posting. In addition, after the inspection we got about 2 pages worth of remedies. Due to her negotiating skills, we did not fix a single thing (or pay additional closing costs). She was excellent.
When we decided to buy a new house in the area, we were disappointed w/ the lack of inventory in our desired neighborhoods. "Review of Pat Belcher- My wife and I were in the market to buy a house March '15, and we had no idea what we were getting into. We had seen the HGTV shows (WHICH ARE A BOLD FACE LIE) about negotiating below market price and finding your house easily. Unfortunately, the Columbus Market didn't want to follow that and over the next 4 months we searched house after house trying to find one we loved. Pat Belcher was there every step of the way. At the beginning, he helped us understand financing and how to set a budget on our house. He even offered us contacts to give us a better idea on interest and down payment. After that part of our initial meeting, he started to ask detailed questions about the needs for my wife and me. We started narrowing down our housing options more than we thought we were going to do!! Turns out my wife and I are fairly picky :-). We left and within minutes I had an email from Pat with 4/5 listings. That initial meeting was exhausting, so my wife and I took all the information home to digest. Pat followed up helping us with some of our concerns and opened himself up to meet for additional help. When we were confident in our finances, we started to look at houses. We had a limited area in mind, so we were only able to see 1-2 houses a week. Pat listened to our goofy banter but was also taking mental notes on our comments. As the house hunting went on, he pointed things out that we had talked about in previous houses to give us an idea how to compare value. It was truly amazing how well he began to know our wants and needs. After about 20 houses and a couple offers that were outbid, it was looking dreary. Pat called me up one night and said he knew a house that was about to go on the market, and we could get a sneak peek. So, we mustered up the energy to make a late evening house run and BLAM. The perfect house, well perfect for me and hit 90% of my wife's needs. We wanted to make an offer immediately but had to wait until the next morning for it go on the market. Pat offered up another early morning tour to ensure we found the right house and after that Pat did his magic and got us the house!!! The remaining portions are fairly standard from my understanding. Pat got us in touch with inspectors and appraisers, which turned out better than we expected. It went a lot faster than I remember, because it was a lot less stressful than the finding a house! After we moved in Pat came to visit us to check in on our house. He has been a great point of contact to help when we have house issues, always responding within an hour or so. He has been great at sending us housing information on our neighborhood, which has let us know the value of our house. All in all we could not ask for a better realtor. Tiffany was FANTASTIC during the entire process of selling our home (in Clintonville) during this very strange and difficult period. "Sold a house in Clintonville in early 2017. Pat Belcher was very professional and helpful throughout the process of selling house. We had started dialogue with Pat in 2015 as anticipated moving after our retirement. Even though our house was not on market Pat was always helpful up till time we put on market in late 2016. Pat provided detailed comparison to help establish the value of house. Pat was very knowledgeable on other homes for sale in our market and price range. We may have sold house sooner if we listened to Pat's advice on price - but we got caught up in the "frenzy" others spoke of and overbids. "I would like to take a few moments to share with you about our experience with Coldwell Banker. My husband, David, and I purchased our very first home this past August and we could not be more pleased with our choice in Realtors - Patrick Belcher is a true professional. I appreciated Pat’s honesty and patience, but what I really found remarkable is that Pat treated us like we were his only clients. At no time did I feel like I had to wait for a response to any correspondence. Our search first started off with finding a real estate agent. I had done some preliminary research by utilizing Angie’s List and by word of mouth. Our search boiled down to 2 agents – Pat and the other agent who will remain nameless! The first agent I contacted did not have a phone number listed on his website – I had to schedule an initial phone conversation. My husband called Pat and scheduled a meeting based on our convenience. Days ahead of our scheduled phone conversation with the other agent, we sat down with Pat. He was great from the start – he was accommodating, friendly and the entire meeting was relaxed. After speaking with him, my husband and I knew we wanted to work with Pat and canceled the phone conversation with the other agent. Our home search started off terribly. Pat had told us that homes were selling quickly and that if we saw one that interested us to let him know immediately and to see the home as soon as we could. After 9 consecutive homes going into contract before we could view them, we finally wised up. Instead of waiting until the weekend to view the homes, Pat recommended that we see the homes that day they came on the market. As first time buyers, we had no basis for comparison, so my parents volunteered to help with our search. Along with my 3 year old daughter, it was a family affair. They came to every home; we were viewing 3 to 4 homes 3 to 4 times a week. Pat seemed unfazed by my family coming to each and every viewing. One morning, I saw a listing for a home that had just come on the market. My husband and I added it to the list of homes we wanted to see that afternoon. After looking at the home, we got thumbs up all around and decided to put an offer on the home. Pat did some research and found that there was already one offer and 9 scheduled viewings the next morning. He also shared that the sellers were hoping for a lot of flexibility with the closing date, as they were in the midst of their own home search. With Pat’s recommendation of offering flexibility with the closing, they homeowners accepted our offer in the early hours of the next morning! The next part of the purchasing process was virtually seamless. Pat made sure we understood every step. Closing day finally came! We had decided to replace the carpet and have some walls painted before we moved in. Pat was great to meet the carpet installer and painter in to take measurements, preventing me to taking unnecessary time off work. Six weeks or so after we moved in, we suspected we had a gas leak. After the gas company confirmed the leak, we were on the hunt to get it repaired. I checked my home warranty and I wasn’t able to determine if this was something they covered, so we decided to email Pat. And almost immediately, he informed us to call the warranty company and they’d send someone out, free of charge. Well, albeit, we called and they did! Pat had emailed us to check in and see how were adjusting. It was at this point, I shared that we were to starting to struggle both emotionally and financially, since my husband had lost his job the day after we closed on the home. Pat offered to reach out to some individuals in my husband’s industry to find out about any open positions. He didn’t have to do anything, so the fact he wanted to help was an incredibly kind thing for him to do. Lastly, a few days before Christmas, I came home to find a present from Pat on my front doorstep – it was an ornament with the year and our new address…it went on the tree immediately. Pat worked hard for us before, during and after we purchased our home. He was flexible, accommodating and seemed to really want to make sure we found the right home for us. "It went fantastically. We contracted with Tiffany in the purchase of our house and had such a phenomenal experience with her that we contracted with her as our selling agent when the time came. She went above and beyond in her service to us. As first-time home sellers, she walked us through all of the various steps, the market conditions, pricing, staging, negotiations, etc. She held countless open houses, advertised our home both online and through the mail, and created fantastic color fliers to get the word out. She networked with fellow realtors and followed up on any and all leads.
We put our house on the market in early August and moved to Cincinnati a few weeks after that. Needless to say, we were a little worried about maintaining the house, etc. from so far away, but Tiffany answered our questions, met various repair people at the property, and helped us any way she could through the whole experience. When we finally got an offer on the house (in December), she guided us through negotiations AND arranged and showed up for repairs to all of the little things that were discovered in the house inspection (like sealing the chimney). She even took time out of her already busy schedule to meet with the cleaners we hired before the closing and make sure they received their payment.
I wish I could put into words how much it meant to my husband and I that Tiffany was our realtor throughout selling our home. Even from 100 miles away, we never doubted or felt like we needed to worry about anything.
