Preparation is key when purchasing a property. Sitting down we ensure you understand the buying process in detail. We will help align your budget with the market, introduce trusted lending options for swift pre‑approval, and translate your must‑haves into a smart, achievable plan.

Pre-Approval

Getting pre‑approved is the first step toward a confident and streamlined home‑buying experience. A trusted lender will help you understand your budget, explore loan options, and give you a clear picture of what you can comfortably afford. With a pre‑approval in hand, you’re ready to make strong, competitive offers.

Start the Search

We take the guess work out. Through Coldwell Banker's exclusive connections, the Multiple Listing Service, and hidden corners of town (like a For Sale by Owner or New Build), we set you up with the search at your fingertips. From there, we're your guide to meeting at the property and viewing the homes.

We found "the house"

Once "The One" has been found, we work through all pros and cons of the property directly with you. Once we work out that, yes we're making an offer, we discuss price and contract contingencies. Then we review all contract paperwork and advise on the decisions that make a great offer.

Negotiate to In Contract

We negotiate on your behalf with the ultimate goal in mind to strengthen your position without "killing the deal". Once terms and conditions are accepted by both parties, congrats! We're now in contract!

Contract to Close

Once you’re in contract, we’ll provide a clear checklist with all key dates and guide you through every step. We’ll coordinate with your lender, help you schedule inspections, and assist with any needed negotiations. You’ll arrange homeowners insurance, transfer utilities, and your lender will finalize your appraisal and loan approval. Before closing, we’ll complete a final walk‑through together and review your final numbers so you’re fully prepared for closing day.
