February 2026 Columbus Ohio Housing Market Update

This report summarizes housing market activity across Columbus and the surrounding Central Ohio communities.

The Columbus housing market remained steady and competitive in February 2026. A total of 1,747 homes closed, matching the pace of sales from February 2025 and continuing a consistent start to the year.

Through the first two months of 2026, there have been 3,262 home sales across the Columbus and Central Ohio Regional MLS, essentially the same level of activity seen during the same period last year.

Inventory has begun to improve slightly, with 3,999 homes available across Central Ohio, an increase of 7.6% compared to February 2025. Even with that increase, the region still has just 1.6 months of housing inventory, which means demand continues to outpace supply and the market remains favorable for well-prepared sellers.

Home values continued to trend upward. The median sales price reached $315,000 in February, a 3.3% increase from $305,000 one year ago.

At the same time, homes are taking a bit longer to sell than they did during the most competitive periods of the past few years. The median days on market rose to 49 days, compared to 43 days last year, suggesting buyers are seeing slightly more options but still need to act decisively when the right home becomes available.

Market activity varied by county. Franklin County recorded 888 sales, a slight decline from last year, while Delaware and Fairfield counties saw stronger activity, posting year-over-year gains.

As the spring market approaches, the Columbus housing market remains active and competitive, with inventory improvements providing some additional options for buyers while continued demand supports home values across many communities.
